I’m trying to do a local subdivision but when i hit ‘divide’…the unmasked and masked areas are gone. I need to do another local subdivision on the exact same area. Please help!
If you record the masking strokes through the Stroke palette Inventory you can replay them, providing the model is in the exact same position. See here for the way to do it:

Thank you so much for your help marcus. It certainly does duplicate the masking, my only problem is when I hit divide on the second time on that same area…zbrush crashes. Any idea what I can do to make it not to crash?
I don’t know why there should be a crash. In my tests on a sphere all worked OK but maybe more complex meshes can cause problems. You might try going to the lowest subdivision level before repeating the mask painting. That might help isolate the correct polys.
Try disabling the UVs before subdividing. On the default polysphere and a couple other models i get a crash when doing local subdivision while the UVs are enabled.
