When I want to mask a single poly or a loop, it masks poly/loop and also polys next to one I mask.
Why is that?

It would be useful to see what you are looking at, but remember that masking masks points, not polygons. If you are masking a polygon you are masking the points that comprise that polygon. However in the case of adjacent polygons some of those points may be shared by the two polygons.
The masking shade effect radiates out from the masked point. So you may see some bleed from that effect when the polygons are adjacent. When working on a high resolution mesh this is barely noticeable. It is much more evident when working at low poly and the polygons are very large.
